The implication behind that question is: “Where should I build my home?” We work with a lot of folks that are moving into the area from out of town (and out of state), and while they may be familiar with the Colorado Springs area, they’re usually not familiar with the particulars and nuances of our great town, and what they’re wanting is advice and insight into where they should be looking for land.
In the last 5 years there have been pockets of this town that have exploded in popularity; the east (Falcon/ Meridian Ranch/Peyton area), the south (Fountain area) and the north (Flying Horse and Monument areas). As a custom home builder, I have to confess a partiality to the northern area of El Paso county, for a few reasons.
First, the housing boom of Denver has definitely had a trickle-down effect on Colorado Springs, especially the north end. Commuting to Castle Rock, Parker, or even Denver is a very doable proposition from the north end of the county; this allows residents of northern El Paso County access to the booming job market of the Denver area.
Second, the northern part of our county is primarily comprised of larger housing lots and has a more open and spacious feel to it.
Third, there is still a solid inventory of available lots to purchase on the north end of the county. As a result, I usually encourage and facilitate my clients to look at the north end of the county.
Much to our delight, we’ve just recently begun the preliminary phases of launching a handful of projects in a brand new development known as Flying Horse North. Flying Horse North is comprised of 2 ½ and 5 acre lots, situated immediately east of Highway 83, right in what I consider to be the “sweet spot” of the north end of the county. These are treed lots with fantastic views of Pikes Peak and the Front Range, situated just a few minutes north of the wildly successful Flying Horse development. Home ownership in Flying Horse North offers the same amenities and privileges that a residency in Flying Horse offers; access to a world-class fitness and recreation center, along with an optional golf club membership.
There are a number of aspects to Flying Horse North that make it very attractive to the custom home buyer, including fair lot pricing, reasonable architectural controls, and typically good soils, among other things. The folks at Flying Horse have a proven track record for excellence, so I have every confidence that this new development my clients have chosen to build in will not disappoint. These new homes will be situated in some of the most coveted real estate in the county, less than an hour from Denver but close to our own downtown as well.
